Builder Impact Fees Waived in the Communities of Sunset Ridge and Thousand Oaks

Local governments impose builder impact fees on all new residential construction as a way to cover some of the costs associated with the growth’s impact on the area, including its effect on services such as schools, roads, parks, fire service, and other vital facilities. The rationale behind this fee is that new construction brings in new residents, which increases the burden on these local services. Over the past several years KLM has discovered that many of their new homebuyers are empty nesters that have purchase single family ranch homes and don’t add any kids to the school system. The schools enjoy the benefit of additional tax revenue without additional students.

Builder impact fees affect the price of new homes. Ultimately, having some of these fees waived can save home buyers a significant amount of money. KLM Builders, a local semi-custom home builder, petitioned for a reduction in the residential impact fee in order to help make homes more affordable for buyers interested in the Sunset Ridge and Thousand Oaks communities. In response to this petition, the village of Spring Grove and Richmond have reduced builder impact fees charged on the new construction of homes by thousands of dollars, with the savings being passed on directly to home buyers.
