Builder Impact Fees Waived in the Communities of Sunset Ridge and Thousand Oaks

This fee waiver will help buyers in the area save money on their new home.

KLM Builders, Inc. a leading semi-custom home builder in Northern Illinois, has petitioned and helped push through a builder impact fee waiver in the Sunset Ridge and Thousand Oaks communities. This fee waiver will help home buyers in the area save money on their new home purchase and real estate taxes.
Local governments impose builder impact fees on all new residential construction as a way to cover some of the costs associated with the growth’s impact on the area, including its effect on services such as schools, roads, parks, fire service, and other vital facilities. The rationale behind this fee is that new construction brings in new residents, which increases the burden on these local services. Over the past several years KLM has discovered that many of their new homebuyers are empty nesters that have purchase single family ranch homes and don’t add any kids to the school system. The schools enjoy the benefit of additional tax revenue without additional students.

Builder impact fees affect the price of new homes. Ultimately, having some of these fees waived can save home buyers a significant amount of money. KLM Builders, a local semi-custom home builder, petitioned for a reduction in the residential impact fee in order to help make homes more affordable for buyers interested in the Sunset Ridge and Thousand Oaks communities. In response to this petition, the village of Spring Grove and Richmond have reduced builder impact fees charged on the new construction of homes by thousands of dollars, with the savings being passed on directly to home buyers.

Standard features include granite countertops, Kohler plumbing fixtures and whirlpool appliances.

“Our goal is to make it possible for new and second-home buyers to find the home of their dreams,” says Kim Meier, founder of KLM Builders, Inc. “By working with the cities to waive some of the impact fees, we were able to help reduce costs for families looking for homes in the Sunset Ridge and Thousand Oaks communities.”

One of the housing developments impacted by the waived builders impact fees is Sunset Ridge. This community offers single-family homes starting in the low $200s. The other community impacted by the waived fees is Thousand Oaks, which features custom single family homes on wooded one-acre lots, starting in the upper $300s. In both communities, home buyers can choose from ranch and two-story plans that are customized based on the buyer’s unique needs. Some of the standard features in both communities include granite countertops, Kohler plumbing fixtures, whirlpool appliances, high efficiency heating and A/C, furniture quality cabinetry, and full basements.

For more details on either of these communities, home buyers can call (815) 678-4018 or visit the Sunset Ridge Model Center at 10604 Hunt Club Rd., Richmond, IL from 11a to 5pm daily. The Thousand Oaks community is located at 9476 Bellaire Ln., Spring Grove, IL. The custom ranch model is open each Saturday and Sunday from 11 a.m. to 5 p.m. and weekdays by appointment.
